Leasing


Preparing Property: Assist the owner in preparing the property for lease, including inspecting the property to limit owner and management liability.

Advertising: We utilize the most modern internet media advertising currently available. This includes advertising your home on the Multiple Listing Service (MLS), incomparable social media advertising, and various other print advertising.

Showings: The subject property will be shown by licensed real estate agents from real estate offices in the area to ensure qualified applicants are applying to live in the owner’s property.

Applications: Each application is diligently screened by the Business Development Department which includes each potential tenant over the age of 18 to provide a fully completed application.

Decision: Final determination of who will reside in the owner’s property will be at the owner’s discretion.

Move In: The Business Development Director will conduct a move in/move out inspection of the owner’s property with the tenant. This includes a detail report along with photos.

Management


Rent Collection: Rent is collected on a monthly basis and properly posted to tenant ledger.

Legal Posting: 3 Day Notices, 24 Hour Notice of Entry, etc.

Property Maintenance: Utilize licensed and insured vendors and provided specialized pricing to owners.

Property Inspection: Complete property inspections every 6 months with a comprehensive report and photos.

Accounting: Provide monthly statements with a full accounting for the month, owner distributions are processed monthly and full financials provided to the owner on a yearly basis.

Liaison between the owner and tenant: All issues pertaining to the property are addressed by the management company in a timely and professional manner.
